The Choice between Ladera Ranch Fixer Upper or Done Deal!

Buyer Amy Sims September 13, 2015

You probably immediately recognize those fixer-uppers among the Ladera Ranch homes for sale. When you’re searching through local listings, the photos of fixer uppers usually are lacking in the appeal that the majority of the other Ladera Ranch homes for sale have to offer.

There is usually some tip-off language that can indicate a fixer upper, no matter how carefully the author of the listing tries to phrase it. A few of those phrases include “as-is”, “handyman special”, or “needs a little TLC”. In addition, an extremely low asking price that seems puzzling could be a dead giveaway. In most cases, when you consider the attributes of the home that is listed, maybe the price is simply too good to be true; and you know what they say about things that look too good to be true, don’t you? That’s when you know that it’s definitely a fixer-upper.

On one hand, if you’re house hunting, you have to decide whether a fixer upper is worth it for you to look into. On the other hand, let’s say you own a fixer-upper and want to sell. Should you fix it up or sell it as a fixer-upper?

Let’s start with the latter concept first. When potential buyers are not adverse to a little sweat equity, your fixer upper could be quite alluring. But, you’ll have to be in a positive financial position and be amenable to accepting a lower selling price. That lower price could make your listing stand out from those of the competitors and should be successful at attracting a great deal of interest among professional flippers, budget-minded families and contractors.

The general rule of thumb, when a property owner starts planning to get a home ready for selling, is to check into small projects that could add glamour to the kitchen or boost curb appeal for example. According to reports from the National Association of REALTORS®, big projects have been reported to return less than 80 percent of their overall cost even though they are successful at moving the property out of the category of fixer-uppers.

From a buyers’ standpoint, it’s necessary to make a decision as to whether purchasing a fixer upper is preferable to purchasing a more expensive move-in-ready home or vice-versa. If you’re one of those people who don’t really have any interest in taking on major DIY projects, you know that you don’t need to even consider fixer-upper. You just have to have a penchant for this type of undertaking to even think about it.

And, if you’re still on the fence about the subject, the Orange County contractors that we know could give you a ballpark estimate that is itemized, so that you have a better idea of what the project might involve. If it still looks like an attractive option after you combine the upgrades and purchase price, then you might want to seriously consider a Ladera Ranch fixer upper.

So, give Amy Sims Team a call for more info because this Fall the real estate market in Ladera Ranch has plenty to offer. You’ll be sure to find some excellent offerings in both the fixer-upper category, as well as move-in-ready homes.
